Council's position on appeal for 1,450 homes at Lower Berse Farm
Members resolved that, at the appeal, the Council would have refused permission on four technical grounds: highway capacity and safety, archaeology, the potential effect on the River Dee and Bala Lake Special Area of Conservation, and on and off-site flood risk. They also resolved that the Council would have refused permission on principle, because the site lies outside the settlement limit, within a Green Barrier and Special Landscape Area, and includes best and most versatile farmland, which conflicts with UDP policies PS1, EC1, EC2 and EC5.

Battery storage scheme north of Bronwylfa Road, Rhostyllen: Council's appeal position
The committee agreed the Council's position at the forthcoming appeal: it would have refused planning permission had it decided the application. The reasons are landscape and visual impact, loss of best and most versatile farmland, fire risk and public safety, and loss of ancient hedgerow. The committee said the proposal conflicts with Unitary Development Plan policies PS2, PS3, GDP1, EC4 and EC6.
Items are linked when their titles share most of their words and they fall within 18 months of each other. Councils don't number reports across meetings, so a few links may be wrong, and a step may be missing if its title changed a lot. Each step links to the meeting, where the council's own papers are.
